How do I find out what rentals you have available?
Our availability changes throughout the year. Check our Available Rentals page for current listings, or join our waitlist to be notified when upcoming homes become available. For our properties, specifically our townhomes, we go live with our availability here on our website and on Apartments.com on December 1st. These are for June and August move-in
dates.
-
When do you release availability for the next school year?
We typically begin releasing availability for the upcoming school year in December. If you're looking for housing for the following school year, we recommend joining our waitlist early so you don't miss new listings.
-
Can I join the waitlist if I don't know exactly which property I want?
Absolutely! Our waitlist is simply a way for us to keep you updated on upcoming leasing opportunities. You can always decide later whether a particular property is right for you.
-
Can I leave the waitlist?
Of course. There's no obligation to rent from us. If you decide to go another direction, simply let us know or unsubscribe from our emails.
-
Can I schedule a tour before a property is available?
If the property is currently available for tours, we'd be happy to show it to you. For homes that are still occupied or under construction, we may not be able to offer an in-person tour yet. In those cases, we'll provide photos or a virtual tour as soon as one is available.
During our waitlist period, we offer tours of our model unit so you can get a feel for the floor plan, layout, and finishes. This gives you a chance to see what our units are like and narrow down your options before availability is released. When our 2027–2028 availability goes live on December 1st, you'll be ready to move quickly on the home that's right for you.
-
Do you offer virtual tours?
Your move in date depends on the status of the property you will be leasing.
-
How far are your properties from NDSU?
Our properties are located throughout North Fargo, with many conveniently located near NDSU and campus-area amenities. Check each listing for its exact location.
-
How long are your leases?
Most of our leases are 12 months. Available lease start dates vary by property, so check the individual listing for details. Almost all of our listings have a June or August move-in date.
-
Can I rent one bedroom instead of the entire unit?
All of our leases are for the full property. We do not offer leases by the bed.
-
Yes! Our properties are pet friendly, although pet restrictions, fees, and monthly pet rent may vary by property.
Yes! Our properties are pet-friendly, although pet restrictions, fees, and monthly pet rent may vary by property. We also require all tenants on the lease to provide written consent for any animal added to the lease.
-
What is required to apply?
Applicants will complete a rental application and provide information needed for our screening process. We review applications based on our established rental criteria.
-
How much is the security deposit?
The security deposit is equal to one month's rent and is not applied toward rent. Your security deposit is held by the property manager in a separate account for the duration of your tenancy.
At the end of your tenancy, your security deposit will be returned, less any applicable deductions, provided the rental is left in the condition required by your lease, allowing for normal wear and tear.
-
Do I need to be an student to rent from you?
No! Our properties are available to qualified applicants whether or not they attend a local university or college. However, because many of our properties are conveniently located near NDSU, the majority of our tenants are NDSU students.
-
What utilities are included?
Utilities vary by property. Many of our newer townhomes include services such as internet, lawn care, and snow removal. Your individual listing will explain exactly what is included and what tenants are responsible for.
-
